Yes, 35 Folly offers spacious one- and two-bedroom apartments in Charleston, ranging from 528 sq. ft. to 1,153 sq. ft. in size.

Yes, we have a maintenance staff on-site and offer 24-hour emergency maintenance.

Utilities are not bundled with rent and are paid directly by residents.

Yes, 35 Folly is proud to be a pet-friendly apartment community in Charleston - even offering a pet spa and close proximity to the scenic West Ashley Greenway walking trails. Residents are welcome to have up to two pets, with a one-time, non-refundable pet fee of $350 per pet and a monthly pet rent of $35 per pet. Please note, some breed restrictions may apply. Contact the Leasing Office for more details.

The community participates in the Zero Deposit Waiver Program, which eliminates the need for an upfront deposit. Instead, residents pay a non-refundable monthly fee of $35.

Renter’s insurance is required for all residents, with a minimum of $100,000 in personal liability coverage. While we recommend a provider, residents are free to choose any insurance company that meets the coverage requirements.

Residents may park in unreserved spaces in our private garage for a fee of $25 a month. We also offer reserved spots for $75 a month.

Rent payments are simple, secure, and seamless through the RentCafe resident portal.

Residents are responsible for the conduct of their guests, who must adhere to all lease policies while on the property. Guests may not stay for more than 10 consecutive days without prior written approval from management.

We are in the Charleston County School District. 35 Folly Apartments is within 3 minutes or 1.3 miles from Medical Univ. of S.C. and also near Charleston School of Law and College of Charleston.

35 Folly is served by the Charleston Area Regional Transportation Authority (CARTA). Route 31 runs along Folly Road Blvd, then into Downtown Charleson via the James Island Expressway.  There are also multiple stops nearby on Route 30, taking riders from Downtown, along highway 17 through West Ashley.

Our community is located in the heart of the esteemed Ripley Point neighborhood, less than a mile from downtown Charleston and the Ashley River. With easy access to MUSC, the College of Charleston, Savannah Highway, and the Ashley River Memorial Bridge, you'll find yourself minutes away from numerous upscale dining, shopping, and entertainment destinations. Enjoy the ease of walking to the Windermere/Earthfare Shopping Center and the proximity to the scenic West Ashley Greenway.
